Note: Rustic cabins do not have running water or bathrooms. A shared bathhouse with clean restrooms and hot showers is located a short walk away. All cabins are approximately 100 feet apart to ensure privacy and tranquility.

- Self-Check In, we'll send a door code!
- Check-In is at 3:00 p.m. CST and Check-Out is at 11:00 a.m. CST.
- Pets are not allowed
- Enjoy complimentary towels, bed linens, soap, shampoo, toilet paper
- No towels or bedding outside, please bring your own beach towels
- Free paddle boats, lake tubes, swimming, fishing, corn hole and horseshoes
- Quiet Time is 10pm — 8am daily, no music or speakers outside
- Outside firewood is strictly prohibited to control pests; however, we sell bundles on the property for your convenience.
- 24/7 video security surveillance in public areas for your safety
- No firearms or weapons allowed
Rental Agreement
Twin Lakes Country Cabins Vacation Rental Agreement
Check-In 3:00 p.m.
Check-Out 11:00 a.m.
NO PETS except legal service dogs as provided by law. Guest will be held responsible for messes, damage or disturbances caused. Must comply with ADA regulations at ALL times
NO SMOKING inside cabins, bath house, any buildings on property or where posted
All reservations are paid in full at time of booking. A 50% cancellation fee applies for any reservation cancelled after booking but before 14 days of arrival date. No refunds if cancellation is within 14 days of arrival date. For reservations booked through a third party, the policy for that platform will be the one applied to the reservation.
Each guest pays a small fee for accidental medical and property damage coverage, both up to $10,000 of coverage. Guest is responsible to pay for deductible up to $500 for any claim. We reserve the right to charge guests credit card on file for deductible cost.
Guests limited to occupancy of cabin. $50 per night/per guest if over occupancy.
Quiet time is 10:00pm – 8:00am
All cabin reservations have a two-night or three-night minimum
Late checkout is subject to a $50 penalty. If checkout is in excess of 2 hours, guest is subject to a penalty equal to one additional night. This does not grant guest permission to occupy property for any additional time past original checkout time.
NO hunting on property. Fishing in ponds is catch and release only.
NO blankets, bedding or towels outside!
Towels are NOT allowed to be used as beach towels. Please bring your own beach towels
No Parties without prior written permission of Twin Lakes. Maximum guests permitted is the occupancy of the cabin. Guests found in violation are subject to a $100 fee plus $50 per person in excess of cabin occupancy. We reserve the right to cancel the remainder of your reservation with no refund if we discover a violation.
Cleaning & Damages:
It is tenants’ responsibility for the care of the premises, appliances and furnishings for any and all damages by negligent or wrongful acts caused by tenant or tenants’ guests and to maintain the property in a near clean condition. All trash is required to be removed and placed in the dumpster on site or designated trashcan. Cigarettes are not permitted to be disposed of anywhere except for approved containers. Tenant agrees that UbeCol Properties LLC dba Twin Lakes Country Cabins, may deduct any charges for damages as well as an excess cleaning fee of up to $250 from damage deposit or credit card on file.
All dishes must be washed, dried and put away.
Liability:
Tenant and all tenants guests shall indemnify and hold UbeCol Properties LLC dba Twin Lakes Country Cabins and its representatives, free and harmless from any and all liability claims, loss, damages, or expenses arising by any injury, death, or property damage. Tenant or tenants’ guests shall not hold UbeCol Properties LLC dba Twin Lakes Country Cabins liable for disruptions, losses, damage or discomfort caused by power failures, loss of utilities, inoperable equipment or acts of God. No lifeguard on duty. Tenant and tenants’ guests agree to take full responsibility for swimming in our lakes and the use of all recreational amenities. We reserve the right to deny service for any reason during your stay.
Noise/Nuisance:
Tenants shall not disturb neighbors with loud noise, sounds or music, or unlawful, unsafe, or pollution causing behavior. No outdoor music or sound making devices at any time. Quiet time shall be observed between the hours of 10:00pm – 8:00am. Continued violation of this clause may result in the remainder of reservation being cancelled with no refund.
Maximum of 3 vehicles per premium cabin, 2 per rustic cabin, 6 at Whitetail Lodge, 2 per campsite. Additional guest parking is available at designated locations. Parking on lawn is NOT permitted. Do not park in locations marked with a no parking sign, in front of operations building or blocking any road.
Default: This agreement imposes an obligation of good faith in its performance and enforcement. You understand that upon violation of any condition, agreements, restrictions, covenants, and obligations of this agreement, UbeCol Properties LLC dba Twin Lakes Country Cabins may terminate this agreement and enter property. In which case, all funds paid by you, or on your behalf, will be forfeited and used as damages in addition to but not in lieu of any other right or remedy available under law.
By completing a reservation and paying balance, you hereby agree that you have read, acknowledge and agree to the terms and conditions contained within this agreement and that these terms and conditions are binding as a contract. In addition, the terms and conditions of this agreement are subject to change without notice. Updated and current version of this agreement is posted here on our website, TwinLakesCountryCabins.com and viewable by guest at all times.
